Watermark II is a six story 158,000 sf Class A office building. The site includes a four-level 190,000 sf parking garage, a 404.94 kW solar system and 50 EV charging stations along with a highly amenitized outdoor courtyard featuring raised decking with various seating areas, athletic court, artificial turf, a coffee cart pad, men’s and women’s shower facilities and bike lockers. Construction of the shell/core and parking garage began in October 2017 and was completed in January 2019. The interior tenant improvements started in January and were completed in July 2019. Built and maintained to the utmost standards of excellence, the building is LEED Gold, GBAC and UL Healthy Buildings verified. Both Watermark I and II are part of a future planned mixed-use center, The Watermark, which will contain additional office and high-end retail spaces.

UL’s Healthy Buildings Verification Mark for Indoor Air Environment - Air, Water, Hygiene, Light and Acoustics demonstrates that indoor spaces provide healthy indoor air quality (IEQ). It shows a commitment by building owners and managers to create and maintain indoor environments that support tenant health, well-being and comfort, backed by UL’s globally recognized expertise in IEQ and building health. These buildings meet rigorous performance criteria and have policies and plans in place for continual advancement of IEQ. To achieve the UL Healthy Buildings Verification Mark, spaces underwent a desktop audit and on-site visits that include visual inspections and performance testing to evaluate a range of building conditions. The program includes an annual comprehensive assessment coupled with surveillance at the mid-year point. The IEQ testing requirements verify that the building air, water, hygiene, light and acoustics meets rigorous standards. These standards are aligned with industry-recognized, third-party organizations such as the Environmental Protection Agency (EPA), the National Institute for Occupational Safety and Health (NIOSH), the World Health Organization (WHO) and the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), among others. All laboratory testing and analysis methodologies are informed by the EPA Compendium of Methods, ASTM D5197 and TO-17 for air sampling, and EPA methods.
