Pennzoil Place is the third largest office building in the Houston Central Business District (CBD), offering 1,409,713 square feet of net rentable area.  Houston Pennzoil Place, L.P., represented by Metropolis Investment Holdings, Inc., acquired the project in January 1999.  The project's twin 36-story trapezoidal shaped towers with sloped roofs are located at 711 Louisiana Street and 700 Milam Street, in the northern section of the Houston CBD.

Designed by Philip Johnson and John Burgee, and developed by Gerald D. Hines Interests, the project was completed in 1975 and is home to several international businesses.  Amenities are available on the Lobby and Mall levels, and include a coffee shop, restaurants, US Post Office and overnight delivery, floral shop, sundries shop, and on-site property management.  Pennzoil Place has a full-service health club located on ST Level 2.  The Walker @ Main Garage, opened in 2007, provides additional contract and visitor parking services for tenants.  The project offers below grade parking, 24x7 on-site security and monitoring.

The UL Verified Healthy Building Mark demonstrates that indoor spaces provide healthy indoor environmental quality (IEQ). It shows a commitment by building owners and managers to create and maintain indoor environments that support tenant health, well-being and comfort, backed by UL Solutions’ globally recognized expertise in IEQ and building health. These buildings meet rigorous performance criteria and have policies and plans in place for continual advancement of IEQ. To achieve the UL Verified Healthy Building Mark, spaces underwent a desktop audit and on-site visits that include visual inspections and performance testing to evaluate a range of building conditions. The program includes an annual comprehensive assessment coupled with surveillance at the mid-year point. The testing requirements verify that the building air meets rigorous standards. These standards are aligned with industry-recognized, third-party organizations such as the Environmental Protection Agency (EPA), the National Institute for Occupational Safety and Health (NIOSH), the World Health Organization (WHO) and the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), among others. When necessary, all laboratory testing and analysis methodologies are informed by the EPA Compendium of Methods, ASTM D5197 and TO-17 for air sampling, and EPA methods.
