Bethesda Towers is a collection of three, 11-story Class B office buildings located two blocks from the Bethesda Metrorail Station in Bethesda’s CBD, Maryland’s most prominent and amenity-rich submarket. The 87% leased office buildings, totaling 568,642 square feet, were constructed in 1971, renovated in 2005 and have undergone over $9.5 million of upgrades since 2016 to keep them competitive in their Class, including elevator modernization, including new gearless traction machines and Motion Control controllers. 

Bethesda Towers has been institutionally maintained and operated by the current ownership for over 15 years. The multi-tenanted complex consists of three building towers with major tenants that include GSA-US Consumer Product Safety Commission, Parenteral Drug Association (PDA) and the University of Chicago’s National Opinion Research Center. 

The building’s structural system is made up of reinforced concrete slab on poured-in-place reinforced concrete columns with a structural capacity of 100 PSF live load. The HVAC system consists of a Central Constant Volume system and Perimeter Induction units with three (3) constant volume AHU’s per building. AHU 1 & 2 are for the interior space and AHU 3 is for the perimeter induction units. The buildings have all electric heat, and the Energy Management System is controlled by a Siemens Apogee building automation system.

UL’s Healthy Buildings Verification Mark for Indoor Air and Water demonstrates that indoor spaces provide healthy indoor air quality (IAQ). It shows a commitment by building owners and managers to create and maintain indoor environments that support tenant health, well-being and comfort, backed by UL’s globally recognized expertise in IAQ and building health. These buildings meet rigorous performance criteria and have policies and plans in place for continual advancement of IAQ. To achieve the UL Healthy Buildings Verification Mark, spaces underwent a desktop audit and on-site visits that include visual inspections and performance testing to evaluate a range of building conditions. The program includes an annual comprehensive assessment coupled with surveillance at the mid-year point. The IAQ testing requirements verify that the building air and water meets rigorous standards. These standards are aligned with industry-recognized, third-party organizations such as the Environmental Protection Agency (EPA), the National Institute for Occupational Safety and Health (NIOSH), the World Health Organization (WHO) and the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), among others. All laboratory testing and analysis methodologies are informed by the EPA Compendium of Methods, ASTM D5197 and TO-17 for air sampling, and EPA methods.
