Verification Method
UL’s Healthy Buildings Verification Mark for Indoor Air and Water demonstrates that indoor spaces provide healthy indoor air quality (IAQ). It shows a commitment by building owners and managers to create and maintain indoor environments that support tenant health, well-being and comfort, backed by UL’s globally recognized expertise in IAQ and building health. These buildings meet rigorous performance criteria and have policies and plans in place for continual advancement of IAQ.
To achieve the UL Healthy Buildings Verification Mark, spaces underwent a desktop audit and on-site visits that include visual inspections and performance testing to evaluate a range of building conditions. The program includes an annual comprehensive assessment coupled with surveillance at the mid-year point.
The IAQ testing requirements verify that the building air and water meets rigorous standards. These standards are aligned with industry-recognized, third-party organizations such as the Environmental Protection Agency (EPA), the National Institute for Occupational Safety and Health (NIOSH), the World Health Organization (WHO) and the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), among others. All laboratory testing and analysis methodologies are informed by the EPA Compendium of Methods, ASTM D5197 and TO-17 for air sampling, and EPA methods.

Three Embarcadero Center is a class A high rise office building located in downtown San Francisco. Developed in 1976 with 35 stories atop 3 levels of retail and 4 levels of underground parking, Three Embarcadero Center is just under a 800,000 square feet of mixed-use office and retail. Equipped with central HVAC systems the building provides conditioning to both office and retail spaces. As part of the redevelopment of the area starting back in the 1960’s Embarcadero Center is part of the larger golden gate redevelopment that includes the Golden Gateway and the Embarcadero Center and was coined the live, work play development of its time. With great view space, Three Embarcadero Center boasts spanning views of downtown as well as the bay with views from bridge to bridge and sunrise and sunset views on all floors at various times of the year. The building operating systems have been kept in top condition and upgraded from time to time with systems like elevators, air conditioning, heating, and large central fan systems. Recent chiller replacements occurred to extend the life of the operating systems and improve efficiencies. Changing from pneumatic to DDC controls starting in 2007, the building continues to stay up with current technologies. Recent Chiller replacements have gone a long way to extend operating life and improve efficiencies. Being able to explore fault detection through data analytics on the buildings DDC management system, has proven to be beneficial to both the users of space as well as the operators. The building is LEED EB Gold and holds an energy star label year over year. Three Embarcadero Center is one of the four original Embarcadero Center developments going back to 1968 at one Embarcadero Center and finishing at Four Embarcadero Center in 1981. The retail environment at the Embarcadero Center is made up of a total of twelve levels of retail and open space including many eateries and restaurants, retailers like Amazon Go, Peets, Loft and Ann Taylor and a cinema for entertainment.
