Verified Healthy Building for Indoor Air and Water

Verification Method

UL’s Healthy Buildings Verification Mark for Indoor Air and Water demonstrates that indoor spaces provide healthy indoor air quality (IAQ). It shows a commitment by building owners and managers to create and maintain indoor environments that support tenant health, well-being and comfort, backed by UL’s globally recognized expertise in IAQ and building health. These buildings meet rigorous performance criteria and have policies and plans in place for continual advancement of IAQ. To achieve the UL Healthy Buildings Verification Mark, spaces underwent a desktop audit and on-site visits that include visual inspections and performance testing to evaluate a range of building conditions. The program includes an annual comprehensive assessment coupled with surveillance at the mid-year point. The IAQ testing requirements verify that the building air and water meets rigorous standards. These standards are aligned with industry-recognized, third-party organizations such as the Environmental Protection Agency (EPA), the National Institute for Occupational Safety and Health (NIOSH), the World Health Organization (WHO) and the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), among others. All laboratory testing and analysis methodologies are informed by the EPA Compendium of Methods, ASTM D5197 and TO-17 for air sampling, and EPA methods.

About the Company

415 Mission Street, Salesforce Tower, was just developed in 2017 with first tenants in the building in 2018-2019.  The building has 15’ floor heights and 10’ view glass along the entire façade with amazing city views that just get better as the building rises above the 40th floor.   The building safety features include a robust seismic concrete core, three exit stairs, fire fighter elevators, sprinklers, fire pumps, standby water storage, emergency power generator, fire alarms, smoke control systems as well as access control systems, CCTV monitoring and a fully staffed security operation center.  The building achieved LEED Platinum construction and is energy star labeled year over year with scores in the mid-90’s.  Sustainable features include, storm water recycling, low energy consumption from lighting and HVAC.  With the HVAC being an underfloor system, it achieves higher energy efficiency through lower horsepower, lower static pressure, and more moderate deliver temperatures.  This is a full DDC controlled building with active data analytics and fault detection in operation.  Elevators are destination-based controls with four banks of 8 elevators each (4 elevators in the low rise) serving all floors.  The main tenant, Salesforce has installed a blackwater recycling system to serve the whole building and will achieve great water savings by recycling all wastewater and reusing it for toilet flushing and cooling tower make up.  Salesforce Tower is immediately adjacent most transportation nodes making commuting easy and readily accessible.
