Verified Healthy Building for Indoor Air and Water

Verification Method

UL’s Healthy Buildings Verification Mark for Indoor Air and Water demonstrates that indoor spaces provide healthy indoor air quality (IAQ). It shows a commitment by building owners and managers to create and maintain indoor environments that support tenant health, well-being and comfort, backed by UL’s globally recognized expertise in IAQ and building health. These buildings meet rigorous performance criteria and have policies and plans in place for continual advancement of IAQ. To achieve the UL Healthy Buildings Verification Mark, spaces underwent a desktop audit and on-site visits that include visual inspections and performance testing to evaluate a range of building conditions. The program includes an annual comprehensive assessment coupled with surveillance at the mid-year point. The IAQ testing requirements verify that the building air and water meets rigorous standards. These standards are aligned with industry-recognized, third-party organizations such as the Environmental Protection Agency (EPA), the National Institute for Occupational Safety and Health (NIOSH), the World Health Organization (WHO) and the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), among others. All laboratory testing and analysis methodologies are informed by the EPA Compendium of Methods, ASTM D5197 and TO-17 for air sampling, and EPA methods.

About the Company

Colorado Center was a three-phase development of 6 buildings atop a large underground parking structure and promenade.  The building systems all vary from rooftop HVAC units to built up central systems to water cooled DX systems over the three phases that started in the mid 1980’s and ended in 1991.  These low-rise buildings all have clean views of the area as well as the inward promenade open space courtyards and include a community park and meeting space.  Promenade level retail and restaurant include coffee, kitchen, restaurant, and fitness centers.  One of the surprise features is how much the exterior space is used by tenants and visitors as outdoor meeting space.  As the buildings convert from pneumatic controls to DDC systems, we are growing our energy star presence year over year currently in the high 80’s and heading upward to the 90’s.  The elevatoring of the complex allows tenants to park and catch a direct elevator to their office and the glass elevators make for a fun view on the way up to their floor.  Since development, the added metro line one block away makes commuting more readily achievable.
