Verified Healthy Building for Indoor Air

Verification Method

UL’s Healthy Buildings Verification Mark for Indoor Air demonstrates that indoor spaces provide healthy indoor air quality (IAQ). It shows a commitment by building owners and managers to create and maintain indoor environments that support tenant health, well-being and comfort, backed by UL’s globally recognized expertise in IAQ and building health. These buildings meet rigorous performance criteria and have policies and plans in place for continual advancement of IAQ. To achieve the UL Healthy Buildings Verification Mark, spaces underwent a desktop audit and on-site visits that include visual inspections and performance testing to evaluate a range of building conditions. The program includes an annual comprehensive assessment coupled with surveillance at the mid-year point. The IAQ testing requirements verify that the building air meets rigorous standards. These standards are aligned with industry-recognized, third-party organizations such as the Environmental Protection Agency (EPA), the National Institute for Occupational Safety and Health (NIOSH), the World Health Organization (WHO) and the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), among others. All laboratory testing and analysis methodologies are informed by the EPA Compendium of Methods, ASTM D5197 and TO-17 for air sampling, and EPA methods.

About the Company

LoDo Towers, consisting of 1331 and 1401 17th Street (“1331” or “1401”) was built in 1982-1983 and renovated between 2019-2020 by CIM Group.  The Properties are Class B+ office buildings prominently situated in Downtown Denver at the entryway to LoDo, Denver’s hottest office and mixed-use neighborhood that is now largely built out. The Properties are three blocks from the Union Station redevelopment, a multimodal hub of buses, light rail and commuter rail with a 112-key hotel and a number of high-end restaurants.

1331 features 17,000 NSF floorplates and 9’ finished ceiling heights / 12’ slab heights while 1401 features 13,000 NSF floorplates and 8’6’’ finished ceiling heights / 12’ slab heights. Both Properties’ window lines have views of the Rocky Mountains and notable sites in LoDo, including Union Station and Coors Field.  The Properties each have large, separate parking garages. 1331 contains a 9-level parking garage with 660 stalls (3.0 / 1,000 ratio, three times the average parking ratio in Downtown Denver of 1.0 / 1,000). 1401 contains a 5-level parking garage with 480 stalls (2.5 / 1,000 ratio).
