Built by TIA and UL, SPIRE is the industry’s first smart building program that holistically measures connected building technology and performance. We evaluate building performance based on an objective framework developed by TIA, UL and over 60 industry-leading organizations. An on-site assessment is performed by UL field engineers who evaluate building performance and provide custom recommendations on how to improve benchmark scores, as applicable, across all building life stages: design, build, operate, and renovate. After a complete evaluation, a SPIRE Rating is provided to help promote your commitment to smart building performance. We use six key building elements that define the full scope of smart building performance. By assessing, validating and rating within this industry-first holistic framework, you can optimize asset performance, ROI and tenant relations – all at once. A scoring algorithm in the backend evaluates the results of the assessment of all the six criteria to provide an overall score for the building. The score then translates to a SPIRE verification rating that increases from 1 to 5 Stars. Higher number of stars indicate increased presence of Smart elements within the building.
