In the heart of the district, WS Development is transforming 33 acres of land, composed of 7.6 million square feet of residential, hotel, office, retail, entertainment, civic and cultural uses, as well as signature public open spaces. The project represents the single largest active development project in Boston’s history.

111 Harbor Way, designed by a collaboration between the San Francisco and Boston offices of Gensler, is a 525,000 square-foot, 17-story mixed-use building. The first two stories of the project contain 80,000 SF devoted to retail and restaurant uses. The remaining 15 stories feature 430,000 SF of office space that are fully occupied by a leading global technology firm. Gensler respected the authentic industrial context of the Seaport, creating a building that has a timeless aesthetic and a highly articulated expression. The building’s design emphasizes human-focused elements, including outdoor terraces on alternating floors and the Paseo, a street-level interior public promenade lined with shops, cafes, and a welcoming central amphitheater. The project achieved LEED Gold certification.

UL’s Healthy Buildings Verification Mark for Indoor Air demonstrates that indoor spaces provide healthy indoor air quality (IAQ). It shows a commitment by building owners and managers to create and maintain indoor environments that support tenant health, well-being and comfort, backed by UL’s globally recognized expertise in IAQ and building health. These buildings meet rigorous performance criteria and have policies and plans in place for continual advancement of IAQ. To achieve the UL Healthy Buildings Verification Mark, spaces underwent a desktop audit and on-site visits that include visual inspections and performance testing to evaluate a range of building conditions. The program includes an annual comprehensive assessment coupled with surveillance at the mid-year point. The IAQ testing requirements verify that the building air meets rigorous standards.
